Let me just position myself under this willow tree with a large gin and tonic while I smile about my good fortune at owning Willow Hedge, this elegant Edwardian house on the private Abbotsbrook Estate, just half a mile from Bourne End village and four from Marlow. Hard not to feel smug, right?

OK, well, now I’m sitting comfortably looking at my imaginary house, here’s the latest Property Flirt to have you scratching your head about how much it’s actually worth.

First of all, have a little gander at the outside to give you some perspective. Right, ready for some clues?

The Abbotsbrook Estate covers 45 acres and is a designated a conservation area and covering some 45 acres. If that’s not enough grounds for you to romp through, the property has a gorgeous additional garden with frontage onto one of the River Thames streams, with direct dinghy/canoe access onto the Thames. Call on Ratty, Mole, Badger and friends and float your way downstream.


Inside the house, there are gazillions of original features, including original leaded light windows, picture rails, parquet flooring and the lovely large well-proportioned rooms for which the Edwardians were famed.

Downstairs is a light, bright sitting room with a large study  through some gorgeous wooden double doors with perfect parquet flooring.



Meanwhile, the shaker-style kitchen is also airy and bright, with a whopping family eating area that overlooks the garden.


Upstairs, we’re talking four good-sized bedrooms people, with the master bedroom equipped with en suite with free standing roll top bath, a double doors onto a Juliette balcony overlooking the garden. There’s also a large family bath/shower room.

Getting an inkling on price yet?

A few more clues for you then. The gardens circle the property on three sides, and in addition to the lawn, there’s a large raised deck area off the kitchen for some frisky fresco dining (I don’t know what that phrase means, it just came into my head and, y’know, felt fun to write).

There’s a little courtyard area and parking. Location-wise, bear this in mind when you guess the price. You’re easy strolling distance into Bourne End and the marina, Maidenhead, Marlw, Beaconsfield are all tantilisingly close, plus you have mainland train stations 5 miles away taking you into Paddington/Marylebone.

Right, that’s your lot. Confer, decide, guess and see if you’ve come within 5k of the price!

    A very tastefully decorated house, full of charm but dangerously near the flooding area. Lots of competition in that area so £1.6 -£1.75M. You could always row the bath down the road in the winter.
