Property Flirt: chocolate box tasty

When I moved out from London, this beautiful thatched cottage is pretty much a replica of the house I rented, then subsequently bought – quintessentially chocolate box, the kind of beautiful English property that belongs to Hugh Grant in a Richard Curtis movie. If this is your kind of heaven, or if you’re just kind of nosey like me, see if you can guess the grand pris. Anyone who gets within £5k wins a meal out with Kevin McCloud and a Bucks & Oxon novelty Monopoly set. Yes, *cough* really!

Right, here come the clues.

This 4 bedroom thatched and timber property is set in 0.36 of an acre in the pretty, tranquil village of East Claydon in North Buckinghamshire, set between the market towns of Buckingham and Winslow.

There are plenty of period features, with an inglenook fireplace and woodburner in the sitting room, a dining room with another inglenook fireplace, and all the exposed wall timbers you’d expect, plus French doors that lead out onto the garden. Looky here.

Upstairs are four double bedrooms (all with fitted wardrobes), including an ensuite shower room to the master, plus a family bathroom with separate shower.

Outside it’s a treat, so factor this in to your pricing. There’s a lovely curtain-sided party barn for fancy pantsy al-fresco entertaining (or conversion if you want the extra space for something else, though you’ll have to get the relevant planning consents). The barn looks out onto a heated swimming pool with patio seating, which is pretty much my total dream right there.

What else to tell you? East Claydon, though rural, has a pre-and primary school in the village, and both The Royal Latin Grammar School and Stowe School are nearby (choose according to funds!), with the M40 7 miles away.

Finally, don’t forget the garage and a surprisingly modern kitchen in your calculations.

Ready? Consult (hey, no cheating), and….. guess the price! Kevin’s just getting ready now, he’ll meet you at Le Manoir at 7 sharp.

Very lovely indeed. I’ll bet the upkeep is massive with continual maintenance and many idiosyncracies that need constant addressing.
    I have an old home that’s similar….beware !

£800,000 sounds a bit low to me. I would guess at nearer the million say £945,000. looking forward to The Manoir and meeting Kevin Mcloud. I hope the swimming pool is as warm as it looks.
    Lovely character home.

A beautiful house! Looks as though it would be perfect in the summer with the pool and lovely garden and what a wonderful Christmas house it would be. The thatch looks new and with a new bathroom and kitchen, noting to do.
    Except party in the barn!
