<p>We all know Blenheim for its palace, grounds, its natural water, and its stonking calendar of events like the lights trails and horse shows, but it has some other, less-well-known strings to its bow. Alongside farming across the <a href="https://www.blenheimestate.com/">Blenheim Estate</a>, is forestry and parkland management (those 900-year-old oaks need a lotta hugging), as well as property, both for rent and for sale. Here&#8217;s why we&#8217;re drooling over the homes currently available around Blenheim and beyond.</p>

<p>On the property side, Blenheim has both gorgeous period homes in its portfolio and stunning new homes, right next to or close by the palace. If the idea of living in one of them is giving you itchy feet but you&#8217;re not ready for the leap, try rental as an option. Take <a href="https://www.blenheimestate.com/property/lettings/available-property/alma-grove/" target="_blank" rel="noreferrer noopener">Alma Grove</a>, a 5/6 bed country farmhouse in a gated courtyard in the village of Combe, near Witney. <h2 class="wp-block-heading">2. Drop-dead gorgeous homes</h2>

<p>While the two rental properties, above, have period charm and refurb-of-dreams qualities, the estate&#8217;s new homes are in a class of their own, all built with individual character and aesthetics front and centre (well, Blenheim&#8217;s hardly going to throw up an ugly development right on its doorstep, right?). <p>As part of the Park View development next to the Blenheim Estate, both The Brown and The Vanderbilt come with all the amenities of living like Royalty, from the palace grounds and its fabulous walking, and the <a href="https://www.blenheimpalace.com/adventure-play/" target="_blank" rel="noreferrer noopener">new adventure playground</a>, to the many <a href="https://www.blenheimpalace.com/" target="_blank" rel="noreferrer noopener">events</a> that unfold across the World Heritage Site over the year. <p>Whether it&#8217;s Park View that you&#8217;re looking at, or one of Blenheim&#8217;s rental properties across Oxfordshire, they&#8217;re dotted around some of the most desirable spots on the edge of the Cotswolds. You&#8217;re firmly in <a href="https://muddystilettos.co.uk/best-places-to-live/" target="_blank" rel="noreferrer noopener">Muddy Best Places to Live</a> territory around Woodstock and Witney with gorgeous cafés, pubs, galleries and independent shops to mooch about. Oh, and two more words for the shoppers amongst you &#8211; Bicester Village. It&#8217;s within stroking distance.</p>



<h2 class="wp-block-heading">5. Commuter heaven</h2>



<p>If you need to get into town for work, the station at Long Hanborough, two miles from Blenheim, has direct trains to London Paddington in just over an hour, meanwhile there&#8217;s Oxford Parkway station, five miles away, for regular trains direct into London Marylebone in under an hour, and Oxford itself just 10 miles away. If you like to leave the car at home, the cycle network round here is well thought out and there are dedicated cycleways alongside many of the main roads, making a car-free commute a reality &#8211; or just a 15-minute pedal into Woodstock for a coffee if that&#8217;s more your vibe.  </p>
